The Austin suburbs of Liberty Hill and Dripping Springs cinched top honors as the two fastest-growing communities near the state capital, according to a new real estate analysis published by CoStar on Monday, June 8. From mid-2024 to mid-2025, Liberty Hill’s population grew by 11.7% and Dripping Springs’ by 9.3%, making them two of the fastest-growing communities among cities with 10,000 or more residents.
So, what’s the secret sauce behind the surge in interest for Liberty Hill and Dripping Springs? Unsurprisingly, affordability and housing availability are two of the key factors motivating newcomers to seek out the two communities, experts shared with CoStar.
While both cities’ housing supply primarily centers around single-family homes, each reported its own upticks in multi-family development in 2025, paving the way for more diversified housing supplies at various price points. Liberty Hill added 410 multi-family units last year across two properties, while Dripping Springs underwent its first multi-family development effort since 2020, per CoStar.
When looking at population growth from a sheer numbers standpoint, Round Rock led with 5,600 new residents welcomed to the metro region’s second-largest city. Its continual growth between mid-2024 and mid-2025 also marked a return to its nominal dominance over fellow suburb Georgetown, with Round Rock besting the Retirement Capital of Texas for the first time in years with its number of new residents added.
Population gains in cities like Round Rock and Georgetown are reflective of larger growth trends within Williamson County. Evaluating its nominal population surge, the U.S. Census Bureau named Williamson County the ninth fastest-growing county in the United States between July 2024 and July 2025. During that time, Williamson County attracted more than 23,000 residents, resulting in a 3.3% population increase.
