A piece of Texas history, complete with a private river, mountain views and a connection to one of the state’s most influential pioneer families-is now on the market.
The Lazy C Ranch, a 705-acre property in Bandera County near Utopia, is listed for $19.95 million and represents the largest remaining contiguous tract of the original 30,000-plus-acre Gideon Thompson pioneer holdings, according to the listing.
The ranch has stayed in the same family for nearly 40 years, preserving a rare piece of the Sabinal River Valley that Thompson descendants have long considered one of the most beautiful and diverse corners of Texas.

“It’s just such an interesting piece of history,” said co-listing broker John Merritt, COO and partner at Live Water Properties, the ranch brokers marketing the property. “This is a piece of that original Thompson land that’s still intact.”
A remnant of a Texas timber empire
The ranch’s story is tied to the Thompson family, whose influence stretched across Texas during the rise of the state’s lumber industry.
Beginning in 1852, Benjamin Franklin Thompson and his sons built a sash mill near Kilgore, launching what would become one of East Texas’ most influential timber empires. Over generations, the family acquired vast stretches of timberland, built sawmills and created companies that eventually controlled nearly 150,000 acres of land and operated mills across the region.
As the family later shifted away from lumber production and focused on land holdings, mineral interests and other ventures, much of the Thompson legacy was eventually sold or divided-but the Lazy C Ranch remains a rare surviving piece of that historic Texas land network.
A Hill Country ranch built for family gatherings
For Merritt, the appeal of the Lazy C Ranch is not just its history-it’s how usable the property is.
Unlike some massive ranches that require hours of driving or specialized equipment to explore, Merritt said the Lazy C is designed to be enjoyed.
“One of the things I love about this thing is there are roads established kind of everywhere,” he said. “You can get around. You can see the property, you can experience the property. That’s not a given.”

The ranch stretches from the Sabinal River up into dramatic Hill Country terrain, creating a landscape with significant variety.
“The hills here are crazy,” Merritt said. “They’re like a thousand feet above you. It kind of feels like a mountain over there.”
The combination of river frontage, elevation changes and varied habitat creates a property with a mix of landscapes rarely found in one place.
“You have just a lot of different variety of plants and animals and terrain within that,” Merritt said.

The Lazy C Ranch offers a rare mix of riverfront recreation, wildlife and ready-to-use amenities. The property includes more than a mile of protected Sabinal River frontage, a cypress-lined river corridor, a rock-bottom swimming hole, fishing, hiking, kayaking and hunting opportunities.
Wildlife on the ranch includes whitetail deer, axis deer, aoudad, turkey and dove, while the river is home to Guadalupe, spotted and largemouth bass.
The property is built for family gatherings, with a 3,451-square-foot main home, guest cabin, river lodge, poolside cabana, pool and hot tub, sports court, sauna, gym, hangar and grass airstrip.

“It’s absolutely made for what they have used it for, which is a family hangout and a gathering spot,” Merritt said.
