An Austin-based developer is moving forward with a planned 22-story Uptown Dallas apartment tower.

Endeavor Real Estate has secured financing for Lucille, a new luxury high-rise to be built at 2700 McKinney Ave. The development is a partnership between Endeavor and equity partner Canyon Partners Real Estate. 

The 265-unit tower is planned for a 1.14-acre site at the corner of McKinney Avenue and Boll Street near S&D Oyster Company. Construction is expected to begin later this summer, and the first residents are expected to move into the tower in late 2028. The high-rise will sit atop four stories of below-grade parking. 

The 320,000-square-foot property will include 10,000 square feet of ground-floor retail, an observation deck and a rooftop pool deck. Other planned amenities include a private dining room, a fitness center with an infrared sauna and an indoor dog-grooming spa. 

“There’s tremendous job growth in the immediate vicinity of this site, and we’ve designed Lucille to appeal to the types of working professionals who will live in this area. Our rooftop amenity deck and protected views will add to an already compelling lifestyle,” Will Marsh, principal with Endeavor, said in a statement. “This location is truly becoming the new center of gravity and vibrancy for urban Dallas living.”

The project is not Endeavor’s only one in Dallas-Fort Worth.

The firm is building Morado on Berry, a 780-unit student-housing development with 25,000 square feet of retail on the southern edge of TCU’s campus. Endeavor is also developing Citizen House Corinth, a 352-unit, Class A multifamily project adjacent to Lake Lewisville. Endeavor recently acquired Preston Sherry Plaza, a 165,400-square-foot mixed-use development at 8201 Preston Road.

Endeavor is one of Austin’s top commercial property firms. Its notable projects include The Domain, Offices at Braker campus and downtown Austin’s Chase Tower, IBC Bank Plaza and the Bowie apartment, office and retail tower.

U.S. apartment construction starts dropped to about 55,000 units in the first quarter of 2026, a 73% decrease from the peak reached in early 2022, according to data from real estate firm CoStar.

The number of units under construction nationwide was roughly 579,000 in the first quarter of 2026, down more than 50% from its peak in early 2023. Dallas-Fort Worth has the nation’s second-largest apartment construction pipeline, trailing only New York City.
