A $160 million luxury resort is planned for the Fort Worth Stockyards at the corner of Main and 23rd streets.

The historic Fort Worth Stockyards is set to welcome a new luxury resort that developers say will bring upscale hospitality, entertainment and new tourism opportunities to the district.
On Wednesday, Delightful Development Co. and Woodbine Development Co. announced the $160 million endeavor. Planned for the northeast corner of Main and 23rd streets, the project will rise on a roughly three-acre site, with 1,000 feet of Marine Creek frontage.

“The location of the resort is iconic as it sits at the gateway to the Historic District, which for the past 5 years has garnered national and international attention with visitation exceeding 10 million annual visits each year from local, regional, national and international travelers,” Dupree Scovell, managing partner and chief investment officer with Woodbine, said in the release.

Hotels, green space and entertainment
The $160 million development will feature two luxury hotels connected by a shared subterranean parking garage and a variety of upscale amenities. Together, the hotels will offer 225 guest rooms and suites.

Each property will include a grand living room-style lobby and bar with outdoor seating, fire pits and entertainment. A rooftop restaurant and bar will provide views of the Stockyards, while a curated collection of restaurants will offer al fresco dining.
“Few projects offer a genuine blank canvas, and fewer still come with the history and character the Stockyards bring to the table,” Kayla Wilkie-Kinne, co-founder of Delightful Development, said in the release. “We’re honored to help shape the next chapter of hospitality here. I have no doubt the result will be extraordinary.”

But the development is designed to be more than just a place to stay. Plans call for 30,000 square feet of open green space and entertainment areas, a resort-style pool with private cabanas overlooking Marine Creek, a 4,500-square-foot rooftop meeting space with an adjacent outdoor lawn overlooking the Stockyards, a full-service day spa and 3,000 square feet of curated retail space.

An additional 18,000 square feet of meeting and event space will include a 4,000-square-foot event barn with an adjoining lawn and a 7,500-square-foot ballroom.

A $1-billion expansion plan fizzles
While one multi-million dollar project is advancing through the pipeline, another large-scale Stockyards expansion has fallen through.

A planned billion-dollar expansion of the Stockyards is off the table as of Wednesday, according to WFAA. The development would’ve doubled the size of the district by 2032.

Stockyards Heritage Development Company, a partnership between Majestic Realty Co. and the Hickman Companies, said the decision followed a review of market conditions, development activity onsite and long-term company priorities.
Cavileer formerly helped guide the development of the Stockyards alongside Majestic Realty Co—a company that he left last year amid a legal battle ongoing in Los Angeles. Wilkie-Kinne left Majestic Realty Co. shortly after.

Despite the cancellation of the $1 billion expansion, another project remains underway in the historic district. A $30 million project will renovate the historic Stockyards Hotel by early 2027, and the H3 Ranch.
