MONUMENT, Colo. (KKTV) – The Town of Monument called on the Board of County Commissioners to deny classifying a proposed Buc-ee’s as a convenience store.
As of Wednesday, a company tied to Buc-ee’s is trying to get approval to build a location near I-25 and County Line Road near Monument.
Last month, the Planning and Community Development Director was unable to determine the appropriate classification for the proposed development.
On Tuesday, the Monument Town Council called on the county commissioners to reject the proposed classification.
In a statement by the Town of Monument, they said, “Its regional draw, extensive fueling operations, large retail footprint, multiple commercial functions, and operational intensity are fundamentally different from the limited uses historically contemplated in the C-1 district.”
El Paso County provided the following statement in response Wednesday morning:
“El Paso County is aware of the Town of Monument’s press release. However, the release incorrectly characterizes the administrative determination made by County staff. The Planning and Community Development Director did not determine that the proposed Buc-ee’s use does not fit the Land Development Code’s definition of a ‘Convenience Store.’ Rather, after reviewing the applicant’s materials, the applicable Land Development Code, historical approvals, and comparative analysis, the Director was unable to determine whether the proposed use meets that definition or is sufficiently similar to an allowed use in the C-1 zoning district. Because that question could not be resolved administratively, it is now before the Board of County Commissioners on appeal.
The County cannot comment on the Town’s position or the merits of the pending appeal outside the public process. At the public hearing, the Board will decide the issue based solely on the applicable Land Development Code, the record, and the evidence presented—not on public statements or opinions expressed outside the hearing. Additional information about the hearing will be provided as it becomes available.”
