Residents based in San Antonio’s Northside are in for a sweet treat. A nearly-completed shopping center has added an ultra-popular breakfast spot to its lineup. 

Box Street Social, a restaurant chain known for both its pancakes and lines out the door, is opening a fourth location in San Antonio, according to two spokespeople with Fulcrum Property Group. The local real estate development company is helping to launch Stone Oak Mercantile, a $6 million plaza with an expected completion in 2026.

Fulcrum Development Senior Vice President Ryan Bader told MySA in a Monday, August 10, email statement that the eatery has already signed a lease to be part of the project. A property flyer shows it will take up a left-corner spot that features a patio at 20135 Stone Oak Parkway. The announcement comes roughly one year after the brand welcomed guests into a new dining room at The Portico, suggesting a major growth moment. 

Founded by Treviño and Edward García III, Box Street Social began as a food truck and catering company, according to the company’s website. Staff originally planned to open a full-scale concept at Hemisfair in 2020, but it didn’t open until December 2021. Soon after, customers came to know it for its homemade glazed doughnuts, massive “Thicc Boi” pancakes, and colorful, aesthetic interior. Another location opened in the La Cantera Heights area.

State filings show that construction on the retail hub began in March 2025. Bader says the Fulcrum Property Group team plans to turn the space over in December of this year. Online records cite that San Antonio-based firm Villa Park Architecture is designing the two-story plaza.

It will span about 57,300 square feet and enjoy high traffic visibility in the booming corridor. About 11,800 vehicles drive along Stone Oak Parkway per day, according to Fulcrum’s property flyer, which cites data from the Texas Department of Transportation.
