The financing will support upgrades projected to cut energy use by 28% and water use by 14%
A massive climate-controlled home for luxury cars might not be the first project that comes to mind when thinking about energy conservation. But Plano’s Maranello Luxury Garages has secured $22.5 million in Commercial Property Assessed Clean Energy (C-PACE) financing to incorporate more efficient HVAC, lighting, plumbing and building systems into the development.
The improvements are projected to reduce the property’s annual energy use by 28% and water use by 14%, according to Lone Star PACE. The Plano deal is part of $64.8 million in Texas PACE Program financing facilitated across six projects during the first half of 2026.
A Different Kind Of Garage
Maranello Luxury Garages has been taking shape as a destination designed specifically for high-end automotive collectors. The $73 million development at the northeast corner of Mapleshade Lane and Ohio Drive will include a two-story, 255,000-square-foot building with 80 individually owned luxury garage condominiums. The project has evolved since plans for the massive luxury sports car garage first emerged.
More detailed renderings later revealed an indoor, climate-controlled concourse where owners can access and display their vehicles. Plans also include 7,000 square feet of office space and a 28,000-square-foot retail and auto shop.
Where The $22.5 Million Goes
The financing will help pay for improvements to the building envelope, interior and exterior lighting, HVAC systems and low-flow plumbing fixtures — the systems behind Maranello’s projected reductions in energy and water consumption.
C-PACE allows commercial property owners to finance qualifying energy-efficiency and water-conservation improvements through a voluntary property assessment. For new Texas construction, the program can finance up to 35% of a project’s capital stack.
Maranello’s financing comes as Frisco-based Lone Star PACE reports growing use of the program across Texas. During the first half of 2026, the company facilitated $64.8 million across six developments representing approximately $279 million in commercial real estate investment.
For Maranello, that means a development built around protecting and displaying high-performance cars will also incorporate systems intended to make the building itself more efficient.
