A luxury tower in Turtle Creek is getting ready to make a splash.
Rosewood Residences Turtle Creek, a 17-story high rise, is getting closer to completion. Stonework is going in, along with electrical wires and lights. Developer Preston Cheng said the project’s pool is getting tiled.
“We can’t wait to pour water in it and have one of the most beautiful pools on [a] rooftop in a building in Dallas,” Cheng said.
The luxury tower will include 33 condos along Dickason Avenue in Dallas’ Turtle Creek neighborhood. The project’s developers will start delivering units to buyers right before the end of the year, Cheng said. Meanwhile, the entire building is set to be finished early next year.
The tower is a project of Rosewood Hotel Group and One Turtle Creek, a partnership between USA Infrastructure Investments and SVAG. The development is Rosewood’s first condominium in Dallas.
The project is aiming to deliver top-notch, quality residences, Cheng said. To produce the 33 residences, developers are using 1,200 slabs of marble, sourced from Italy. The residences will also include appliances and wood floorings from American brands. All of these parts will come together to form a beautiful product, Cheng said.
The Turtle Creek tower has been marketing and selling its residences in phases. The first phase of the project was put up for sale in March 2025 and is sold out. Sales for the project’s remaining seven penthouses will open soon, Cheng said.
The tower will include residences ranging from $3 million to $20 million — the latter of which will be for the penthouse on the tower’s highest floor.
In 2025, the project received a $100 million construction loan from two New York City investment firms. The new investment followed a foreclosure notice in July 2025. Cheng said at the time the new loan was to ensure the group delivered a high-quality project.
The new tower is a short walk away from the hotel brand’s birthplace, Rosewood Mansion on Turtle Creek. The mansion was the setting of many Dallas social soirees and the property was converted into a hotel and restaurant in the 1980s.
The tower was designed by architect Lucien Lagrange and interior design firm Dan Fink Studio. Amenities at Rosewood Residences include a rooftop garden and pool, private dining room, fitness center, library, dog park and pet spa.
Residents of single-family homes are responsible for maintenance issues in their homes. However, Cheng said a perk of living in a condo property means a team vetted by Rosewood can take care of maintenance issues for residents. Additionally, people who travel a lot can have their unit prepared for when they come home.
“It’s a lifestyle choice, and I think it’s for those that really value their time and want to experience the most they can inside and away from home,” Cheng said.
