Café Olivita was designed for office communities and the company believes the model could grow across DFW

Café Olivia is expanding to Plano this fall, but its third DFW location will look a little different. The North Texas café brand will debut Café Olivita, a new smaller-format concept, in early October at Park Center, 2400 Dallas Parkway. While the new café was created specifically for midsize office environments, it won’t be limited to people working at Park Center. Located on the ground floor with exterior access, Café Olivita will also be open to the surrounding Willow Bend community.

The approximately 2,335-square-foot café will seat 67 guests and serve breakfast and lunch Monday through Friday from 7 a.m. to 3 p.m.

A Smaller Take On Café Olivia

Café Olivita will pair a streamlined food menu with Café Olivia’s full beverage program, giving the company a smaller footprint that Owner Adrian Verdin believes could work in other office communities across Dallas-Fort Worth.

“Café Olivita is a smaller-format expression of Café Olivia that allows us to bring our chef-driven approach into office communities in a way that feels intentional and elevated,” Verdin said in an official statement. “We wanted to create a space that serves the everyday needs of the office community while still offering the quality, hospitality, design and food that our guests have come to expect from Café Olivia. This is a model we believe can grow throughout the DFW metroplex.”

The menu will include Café Olivia favorites such as the Rising Pig, Oaxaca Mornings, the Olivia Sandwich, Amalfi Grain Bowl, Miso Salmon and Green Goddess Cobb, drinks include the Pink Cloud, Olivia Latte and Valencia Bloom.

The new concept will also carry Café Olivia’s design aesthetic into a more compact setting. Designed by Wallace Johnson Studio, the space will feature a coastal-Mediterranean-inspired interior with an arched entrance, terracotta and sage green accents, white countertops and natural wood tables.

Café Olivita is part of a larger repositioning of Park Center, a roughly 239,500-square-foot office building acquired by Shaddock Companies in 2025. The company is updating the property with an indoor-outdoor tenant lounge and terrace, firepits, a 55-seat conference center and expanded parking amenities. Café Olivita will serve as the public-facing centerpiece of those changes.
