The first Latitude Margaritaville community in Texas is being planned for Texas City, bringing thousands of homes and resort-style amenities to the area.

The Texas City Commission approved Minto Communities’ planned unit development request and development agreement on Sept. 2.

The development is planned between State Highways 3 and 146, north of the Emmett F. Lowry Expressway and extending toward Moses Bayou, according to the City of Texas City.

Latitude Margaritaville is an active adult community designed for people ages 55 and older. Approximately 3,500 homes are expected to be built by the time the development is complete.

Planned amenities include a live music venue, fitness center, restaurant, movie theater, dog park, pet spa and swimming pools.

City officials said the development is expected to create approximately 1,742 permanent jobs and generate $68.8 million in annual labor income for the area.

Once fully built, the community is projected to be home to more than 6,000 residents and generate approximately $1.6 million in annual sales tax revenue for Texas City.

The project is being developed by Minto Communities, a residential developer and homebuilder that has operated for more than 70 years and built more than 38,000 homes across the United States.

Minto developed its first Latitude Margaritaville community in Daytona Beach, Florida. According to Texas City officials, that development sold out more than five years ahead of projections and was named the 55+ Community of the Year in 2019.

A second community near Hilton Head, South Carolina, expanded from approximately 3,200 planned homes to 5,800 and received the same recognition in 2020.

Latitude Margaritaville was also named Master Plan of the Year by Future Place, an award presented by BUILDER Magazine, city officials said.

The company is targeting the first quarter of 2028 for the grand opening of the Texas City sales center and model park.
