Two years after the infamous Greenspoint Mall closed in North Houston, a Dallas developer has acquired the 80-acre site with plans to build a $150 million industrial park that could eventually support hundreds of jobs.
Lincoln, in partnership with New York Life Investment Management, unveiled plans Tuesday for CityNorth Industrial Park, a 1.2 million-square-foot business park planned on the northeast corner of Interstate 45 and Beltway 8.
“Greenspoint Mall was an important part of North Houston for nearly five decades, and its redevelopment represents a defining opportunity for the area,” said Kevin Wyatt, executive vice president for Lincoln, in a statement. “CityNorth Industrial Park will return a prominent property to productive use and support the continued growth of the Greenspoint community.”
The developers plan to demolish the mall next month. The redevelopment will include a mix of industrial buildings catering to logistics and distribution providers alongside retail and service spaces. The first phase is expected to open in the first quarter of 2028.

Building the park is expected to support 300 construction jobs, Lincoln said. The facilities could accommodate 1,200 full-time jobs when fully developed and leased, the developers said, although they did not confirm any potential tenants. An existing operating gym, called Fitness Connection, will remain at the site in a new 45,500-square-foot facility.
Once a thriving mall in the late 1970s, Greenspoint Mall suffered from years of decline, rising crime nearby and failed attempts at a revival before it eventually closed in 2024. The city of Houston’s Greater Greenspoint Tax Increment Reinvestment Zone (TIRZ) is expected to provide funding toward the redevelopment project, according to the developers. Details about the funding were not immediately clear, but the TIRZ has long sought to revitalize the blighted property.

“As a longtime Houston resident, I have witnessed both the proud days of Greenspoint Mall and the unfortunate neglect the mall and the Greenspoint community have suffered for too long,” said Houston Mayor John Whitmire in a statement. “I have worked hard with Lincoln and other stakeholders to make Greenspoint and, by extension, the Aldine ISD community regain its once proud stature with the redevelopment that will bring us the CityNorth Industrial Park.”
Lincoln and New York Life bought the site from Tiyar for an undisclosed price last week, the developer said. Northmarq advised Lincoln and New York Life in transaction, with Moody Rambin also providing brokerage services.
