Amazon appears to be the mystery tenant at a 16-story high-rise in Dallas.
Galleria North Tower I at 13737 Noel Road will undergo an estimated $57 million renovation in two phases, according to a recent filing from the Texas Department of Licensing and Regulation. The project is filed under the name “DFW 22 Galleria North Tower I Phase 1,” and the tenant is named as “DFW 22.”
The owner’s phone number is linked to an Austin-based Devin Ward. A corresponding Devin Ward is named as a construction manager at Amazon on LinkedIn. The tech giant signed a five-year lease at the nearby Two Galleria Tower in 2024.
The tower is owned by Boston-based WS Development, which bought the property with a $63 million loan from Athene Annuity & Life Company, according to prior reporting in The Real Deal.
The renovations are scheduled to take place from Jan 1. 2027 to August 13, 2027. The tower is 395,000 square-feet in total, but the first phase covers approximately 223,000-square-feet.
The various indicators that seem to point in Amazon’s direction as the tenant have caught the attention of real estate watches on social media.
“While officially unconfirmed, we are betting heavily that this is Amazon,” posted the account Coming Soon Texas on Facebook. “The ‘DFW 22’ moniker perfectly matches the e-commerce giant’s signature internal naming convention (using local airport codes and sequential numbers).”
Amenities at Galleria North Tower I include a gym, a cafe and an outdoor courtyard. CBRE handles leasing at the property, TRD reported in 2025.
Amazon or WS Development did not immediately respond to a request for comment.
As financial firms and tech giants continue to flock to the area, the vacancy rate in Dallas-Fort Worth office markets has been declining. At the end of Q2 2026, the vacancy rate rests at 23.5 percent, decreasing 40 basis points from 23.9 percent a year earlier, according to research from Kidder Matthews.
