Amazon could soon spend at least $57 million on renovations at an office tower in Far North Dallas, city and state records show. But the e-commerce giant remains silent on any potential plans.
A filing last week with the Texas Department of Licensing and Regulation outlined tenant improvements planned for 223,000 square feet at One Galleria Tower, 13737 Noel Road. The filing lists the tenant under the mysterious code name DFW 22. Work is expected to begin in January 2027 and be completed by August. The filing covers the first phase of a two-phase project. The estimated construction cost is just north of $57 million.
City records tie Amazon to large-scale tenant improvements at the tower. A commercial alteration and addition permit filed with the city of Dallas on July 16 lists Amazon as the tenant. Work is expected to be done on more than 330,000 square feet of space, according to the permit.
TDLR filings are preliminary and subject to change without notice. The Real Deal first reported details of the state filing. Amazon declined to answer questions about the potential work.
“We have nothing to share at this time but will let you know when we do,” the company said in a statement.
Amazon has maintained a presence at office towers near the Galleria Mall for more than a decade, and the state filings could indicate an Amazon expansion. Real estate firm CoStar reports that Amazon currently leases only 77,500 square feet at One Galleria and nearly 200,000 square feet at Two Galleria.
Amazon renewed its lease at Two Galleria Tower in 2024 for five years. It’s unclear how many square feet the renewal covered.
One Galleria Tower is owned by Galleria North Tower I Owner LP. Records tie Massachusetts-based WS Development to the partnership. The partnership purchased the tower last year from a fund owned by the Iowa Public Employees Retirement System. County records indicate the partnership borrowed nearly $63.4 million to fund the deal.
Dallas-based Perkins & Will is listed as the design firm of record for the renovation project.
