A 28-story tower in Dallas’ Arts District has unveiled its top story penthouse, a milestone marking the end of the developer’s work on the building.
Hall Arts Residences, at 1747 Leonard St., listed its uppermost penthouse on the market, the last of the tower’s collection of luxury homes.
The tower’s penthouse was listed for $14.9 million on Oct. 8, according to Zillow. The tower’s developer, Hall Group, set the stage for the development decades ago. In a district defined by art, the penthouse is the developer’s finishing touch.

Hall Arts is a mixed-use development in Dallas’ Arts District, which includes KPMG Plaza at Hall Arts, the Texas Sculpture Walk, Hall Arts Hotel and Hall Arts Residences. Hall Group bought the land for the development in 1995, said Hall Group CEO Craig Hall.
The Hall Arts Residences opened to its first residents in 2020. The tower includes 50 homes and connects to the Hall Arts Hotel. Hall said the tower’s location in the Arts District is a central part of the project.
“We built here because I want to live here, and we do live in this building, and we love it,” Hall said. “This is the largest contiguous arts district in the United States and the Arts District is incredible.”

When the tower opened in 2020, Hall Group chose to leave some of the residences on the building’s upper floors unfinished, anticipating that higher-end buyers would want to design and build their own spaces, according to the news release. However, following the pandemic, buyers didn’t want a project, Hall said. People just want something finished and ready.

Hall Group built the remaining residences, following the changing trend. The tower added its Masterpiece Collection, a group of move-in ready residences on floors 20 through 25. The Sky Terrace Penthouse joins the Gallery Penthouse, a 7,688-square-foot residence on the 26th floor. The 27th floor is being custom-built by its buyer.

The Sky Terrace Penthouse has about 5,130 square feet of interior space and a roughly 2,330-square-foot rooftop terrace, according to a news release announcing the residence. The home includes two bedrooms, two full bathrooms and two half bathrooms.
The Sky Terrace Penthouse includes a private outdoor terrace with a swimming pool.

The penthouse is being listed by Kyle Richards and Cindi Caudle of Briggs Freeman Sotheby’s International Realty. The residence was designed by Abeyta Architecture Studio. The penthouse’s position on the top floor gave the architecture studio a chance to think differently about how the resident could experience the district, Eddie Abeyta, founder of the studio, said in the release.

“Rather than treating the terrace as an amenity appended to the home, we conceived it as an integral part of the architecture, shaping the western sightlines and informing the manner in which one will live between indoor and outdoor,” Abeyta said.
The penthouse’s private rooftop terrace, designed by Dallas landscape architecture firm Hocker, creates an oasis above the city with a pool and trellis-covered area, according to the release.

Residents of the building have access to an amenity level overlooking the Arts District, which includes a private dining room, pool, putting green and heated spa. The amenity level also connects to the adjoining hotel.
Hall said he grew up around art. His mother was an artist and art teacher. Art enriches the human experience, he said.
