The project marks another milestone in Presidium’s continued investment in the city’s most dynamic submarkets, offering a refined residential experience just minutes from The Domain, Q2 Stadium and Austin’s top employment centers.
Presidium has completed Presidium 183, a 374-unit luxury multifamily community in North Austin’s North Burnet-Gateway Corridor.
“Presidium 183 reflects what today’s Austin residents are looking for: well-designed homes, access to top-tier amenities and a location that keeps them connected to the best of the city,” said Josh Eames, Presidium’s President of Development. “Completing this project reinforces our commitment to creating spaces that contribute to the growth and livability of North Austin while maintaining a strong architectural and community vision.”
Designed by O’Brien Architects, the 395,590-square-foot development features contemporary residences and amenities that reflect the area’s mix of urban access and neighborhood comfort. Each home includes open living spaces, energy-efficient stainless steel appliances, quartz-style countertops, smart home technology and private outdoor areas. Select units offer added features such as private garages, dedicated wine coolers and mudrooms, catering to the needs of residents seeking both convenience and elevated design.
Community amenities are focused on relaxation, recreation and connection. A resort-style pool, indoor spa and sauna and a state-of-the-art fitness center with yoga and spin studios provide space for wellness. Social areas, including a speakeasy-style bar, clubroom and multipurpose entertainment lounge, encourage gatherings and create a sense of community. Landscaped courtyards, hammock groves and outdoor game spaces round out the experience, alongside practical conveniences such as EV charging stations, bike storage and package lockers.
Located at 9127 Research Boulevard, Presidium 183 offers direct access to major highways, connecting residents to downtown Austin and Austin-Bergstrom International Airport. The project serves as Phase II of Presidium’s presence in the corridor, following the 283-unit Presidium Waterford, which was recently completed nearby.
