Camp Wisdom groundbreaking

A workforce housing development in southwestern Dallas recently broke ground after closing on financing, promising some 360 units at the corner of Clark Road and W Camp Wisdom Road.

Multifamily housing builder and manager The NRP Group is behind the project, which has been dubbed Camp Wisdom. Half the apartments will be one-bedroom units and the other half two-bedroom. They will span from 860 square feet to 1,1080 square feet, with a projected delivery date in Q3 of 2027.

Financing for the project’s construction was secured from Wintrust Commercial Real Estate.

Renters in Dallas have been waiting on the delivery of more housing stock to put some downward pressure on prices. Over the past several years, rents have been creeping up, and square footage has been shrinking on new builds, putting renters in a tight spot — literally and figuratively.

“While Dallas is one of the fastest-growing cities in the country, its essential workers — the individuals keeping our schools, hospitals, and neighborhoods running — are being priced out of the communities they serve,” said Alena Savera, vice president of development at The NRP Group.

“Camp Wisdom will bridge that gap by offering high-quality housing with accessible rents for middle-income earners. We’re proud to be part of a solution that supports the city’s growth while preserving its workforce,” she added.

The Department of Housing and Urban Development classifies “workforce housing” as that which people earning 80-120% of area median income can afford. It’s a demographic that can find it difficult to afford market-rate units while also not qualifying for various housing assistance programs.

Land is cheaper in the city’s southern sector, making affordable and attainable housing projects more feasible. Officials and stakeholders in southern parts of Dallas have been vocal about the need for new housing options and amenities.

The NRP Group hopes to leverage its project site’s proximity to several employment hubs (including the Mountain Creek Industrial Park, Dallas Baptist University, UT Southwestern Medical Center at RedBird, Methodist Charlton Medical Center, and the Dallas College Workforce Center at RedBird) to land tenants.

Outdoor neighborhood amenities like Mountain Creek Lake, Joe Pool Lake, and a number of parks and trails are also nearby, providing future tenants with active lifestyles options for getting some fresh air. On-site, Camp Wisdom will have a fitness center, a pool, outdoor game areas, grills, and a dog park. Units come with stainless steel appliances, a washer and dryer, and walk-in closets.

Camp Wisdom won’t be the only NRP Group property in the area. Ascent at Mountain Creek is just a few blocks away. The 324-unit multifamily development had its grand opening in April. Half of the units there are reserved for tenants earning 80% or less of AMI. Camp Wisdom will be all market rate.
