A high-priced project will soon be in the works on the Northeast side of San Antonio. Details of the development are being unraveled on the heels of a public filing with the Texas Department of Licensing and Regulation (TDLR).
Part of the Alamo City are seeing an increase in the number of new businesses, including the area near the Northwood Hills and Encino Creek neighborhoods. According to a recent report with the TDLR, a $1.5 million shopping hub is among those being brought into the community.
Soun Retail Center, a roughly 7,160 square foot structure, is coming to Bexar County in 2026. The plaza is expected to sit at 21555 Bulverde Road within the 78259 zip code. Its address places it in the middle of a busy neighborhood populated by not only middle, elementary, and Montessori schools, but also big-name chains. AÂ Sprouts Farmers Market, Walgreens, and Smokey Mo’s BBQ sit within half a mile of the site.
The spot is relatively busy throughout the year, given its proximity to Loop 1604 East. The nearby highway sees 92,500 vehicles per day, according to San Antonio real estate firm Fulcrum Development. The agency also cites that Bulverde Road, which will house the Soun Retail Center, sees about 3,900 daily.
The property is privately funded and owned by Tim Soun, who operates as Tim Soun LLC. Public information regarding Soun was not available, but a listed address on the TDLR site indicates the individual is based in San Antonio. MySA reached out to the company for details on the upcoming services and tenants coming to the space, but did not immediately hear back.
San Antonio’s Red & Black Engineering Group is listed as the design firm for the plaza, according to online records. According to the company’s Instagram, they are also behind the appearance of Almouie Pediatrics at Westover Hills and the Pineapple School near Camp Bullis.
Construction on the retail space will begin on Tuesday, January 1, 2026, and is expected to be complete by Thursday, December 31, 2026, according to the TDLR filing.
