Spring is one of the hottest times a year for real estate in North Texas. But just as our temps are warming up a little bit early this year, so is the real estate market. We perused listings across D-FW to see what a budget near $1.25 million will buy. Take a look at what’s on the market this week.

Thoroughly modern

Step into a new era in this modern home near Love Field. Built in 2022 as a spec home, the property was inspired by the midcentury modern era and balances a clean-lined minimalism with warmth and comfort. Listing agent Aaron Carroll with Allie Beth Allman & Associates says the developers wanted to create a striking, interesting home. “It’s also so rare that builders build one-story homes with this square footage,” says Carroll. Four bedrooms, four bathrooms and one half-bathroom are carefully arranged within the home’s unique floor plan. The main spaces — living room, dining room and kitchen — share an open-concept design. As the home extends toward the back of the property, the layout curves in a U shape around a central courtyard where a pool and a wooden deck provide a private retreat.

He notes that the home is 10 minutes from Melissa and 15 minutes from historic downtown McKinney.

Inside, there are four bedrooms, four bathrooms and one half-bathroom; an open-concept living room, dining room and kitchen; plus a wine bar and a pantry. Upstairs includes a home gym. The oversized back patio has a cozy outdoor fireplace, a TV, dining area and an outdoor kitchen. At 1 acre, the property has plenty of potential for creative outdoor enhancements.

If location is your top priority when shopping for a home, this Lakewood residence will be right up your alley. Walkable to neighborhood restaurants, a grocery store, local shops and even White Rock Lake, it’s in a prime spot.

The listing has all the charm Lakewood homes are known for, especially thanks to its cottage architecture, arched doorways, large windows and hardwood floors. Four bedrooms, three bathrooms and one half-bathroom yield a spacious interior. “For a 1935 home, it’s unbelievably well maintained,” says listing agent Bill Clarkson with Century 21 Judge Fite Company.

Clarkson says the sellers recently refreshed the kitchen with custom cabinetry and a bar area next to the breakfast table. Two bedrooms are located on each floor. There’s even a pet bedroom of sorts: Peek under the stairs to spy a cleverly situated dog nook.
