Two commercial developments totaling more than 110,000 square feet are set to officially break ground in early April in Pflugerville, with developers targeting completion by early 2027.

ARS Developers, founded by Anuradha Rondla and Prasad Kolishetti, is advancing two projects: ARS Crossings, a roughly 72,000-square-foot retail and office center on about 9.5 acres along FM 685 near the Blackhawk community, and ARS OneSpace, a 44,460-square-foot Class A flex office and warehouse campus on Heatherwilde Boulevard near Wells Branch Parkway.
“We are working with the chamber of commerce to set up a formal groundbreaking in the first week of April,” Kolishetti said, adding that both projects have permits in hand and early site work has begun.
Kolishetti said ARS Crossings is designed to serve nearby neighborhoods that currently lack small-scale retail options.
“So many rooftops are there, and there’s not much retail available outside which serves this community,” he said.
The center is expected to include space for coffee shops, restaurants, medical offices and neighborhood services.
While leases are not yet signed, the development team is in talks with prospective tenants and plans to formally release the project to the market after the groundbreaking.
ARS OneSpace will feature four buildings combining retail-style frontage with rear flex space geared toward small businesses and e-commerce users.
“E-commerce has picked up a lot, and I see there’s a lot of demand for flex space,” Kolishetti said.
The projects represent an estimated $45 million combined investment—about $30 million for ARS Crossings and $15 million for ARS OneSpace—following more than two years of feasibility work and permitting, according to Kolishetti.
Both developments are expected to be completed by February 2027.
