The Round Rock housing market saw little change in home sales in February, compared to February 2025, with slight upticks in three of four ZIP codes, according to data provided by Unlock MLS.

The median price of homes sold in Round Rock in February also dropped in three of the four ZIP codes, including 78664, 78665 and 78681.
Across the Round Rock market, median prices dropped from $440,000 to $410,653, year over year. The average price per square foot also declined from $210 to $200.While prices declined slightly, the time homes spent on the market increased in all four Round Rock ZIP codes. However, pending sales, or homes under contract, rose from 152 in February 2025 to 194 this February.
Across the Austin-Round Rock-San Marcos Metropolitan Statistical Area, home sales declined by 3.6% while the median prices dropped by 3.6%.

“A lot of buyers have spent the past year watching and waiting, wondering if prices would keep falling or if they should hold out longer,” said John Crowe, Unlock MLS and Austin Board of Realtors president. “What we’re seeing now is that market conditions are increasingly favorable for more buyers to act.”
