Single-family homes could be coming to about 2 acres of land in Allen.
The Allen Planning and Zoning Commission recommended approval to changing the zoning of just over 2 acres near Allen Heights Drive at its March 17 meeting. If approved, the zoning change would enable the development of eight homes, city documents state.
What happened
In a 6-0 vote with commissioner Danielle Westgard absent, the commission recommended approval to change the zoning of roughly two acres at the northwest corner of the northwest corner of Allen Heights Drive and Bethany Drive to a single-family residential zoning type. The site’s current zoning plans for agricultural and open space uses.
The proposed lots range from 6,000-7,900 square feet, according to city documents.
The concept plan includes an access point that aligns with Bethany Lakes Park, a northbound left turn lane and an 8-foot-high masonry wall, Senior Planner Kim Yockey said.
The applicant is also proposing a minimum of roughly 0.2 acres of open space, including:
At least five benchesAt least two playgroundsA drainage easementThe maximum density allowed in this zoning district is 5.2 dwelling units per acre, and the applicant is proposing 3.2 dwelling units per acre, Yockey said.
“I do want to point out that Mustang Creek is owned separately by another entity and is not part of this development,” Yockey said.

Commission Chair Dan Metevier said this item will go before Allen City Council for final action at an April 14 meeting.
