As the Dallas North Tollway expands northward, town leaders in Prosper are working to solidify their vision for how land along the tollway will develop over the next few years. Meanwhile, developers have broken ground on a $10 billion master-planned community in Denton.

1. Cocktail bar The Hydeout permanently closes after tenant lock out
Cocktail bar The Hydeout near Fry Street and the University of North Texas closed at the end of February. The tenants were locked out for nonpayment, and the space on Avenue A is currently up for lease.

2. Prosper plans for mixed-use, multifamily areas ahead of 2027 tollway expansion
Town officials hired consultant Paris Rutherford to help draft and advise on the proposed standards, which would reorganize Prosper’s tollway corridor into seven subdistricts with specific development goals. The tollway’s current zoning is a “patchwork of varying and inconsistent development controls,” while the proposed standards would help create a more cohesive vision to guide future projects, according to town documents.

3. Portillo’s sets opening month to serve Chicago fare in Frisco
Portillo’s is slated to open at the end of April in Frisco. The Portillo’s in Frisco will be a “Restaurant of the Future” design featuring a smaller-footprint—approximately 6,250 square feet plus a 500-square-foot outdoor patio—which will offer seating for about 120 guests. Double drive-thru lanes, pickup shelves and a grab and go area will also be available.

4. Chick-fil-A to tear down previous location, add parking, change drive-thru flow in Grapevine
Chick-fil-A will create a new flow for drive-thru customers and add additional green space at the location at 1235 William D. Tate Ave. in Grapevine. Overall, the William D. Tate Avenue store has been in operation for 33 years. Kristen Spears, from Little Diversified Architectural Consulting, said the change will help maintain safe vehicle flow and reduce the potential for vehicle stacking. The proposed changes would increase the queue length to accommodate the drive-thru customer and reduce the likelihood of stacking toward internal drive aisles and adjacent properties.

5. Bojangles plans March opening for McKinney eatery
Fried chicken chain Bojangles plans to open its first McKinney location this month. Bojangles locations serve chicken dishes, including chicken sandwiches, grilled chicken sandwiches and chicken tenders, according to its website. The restaurant also serves breakfast, including the chicken biscuit sandwich and the sausage, egg and cheese biscuit sandwich.

6. Planning for growth: $10B master-planned community expected to bring revenue, new residents to Denton
Dallas-Fort Worth-based developer Hillwood broke ground on the first phase of Landmark, a 3,200-acre master-planned community, in November. The $10 billion development will feature more than 6,000 single-family homes, 3,000 multifamily units and 1,000 acres of park space over the course of its 40-year build-out. Landmark will also have about 900 acres of commercial space, with a new H-E-B grocery store to anchor a 45-acre retail center.
