Developers proposing a more than $50 million hotel in Uptown are moving forward with their project.
Dallas-based Alamo Manhattan will bring plans for a six-story, 148-room hotel at 2909 Cole Ave. before the Oak Lawn Committee later this month. Matt Segrest, president and CEO of Alamo Manhattan, said the property will be a select-service, extended-stay hotel.
The project will build on the success of their Marriott Dallas Uptown, which sits just across the street from their headquarters. The project showed there’s a need for hotels aimed at professional business travelers, and this new property will be at a slightly lower price point.
Support from the Oak Lawn Committee isn’t required, unlike approvals from the city’s zoning and council bodies. However, it is a way to drum up support for a planned development.

“The [Marriott Dallas Uptown] was kind of this bet we had,” he said. “It hit right on the mark. …We realized that we are doing really well there, but there are a lot of people who are priced out. There’s a little step below that we can offer.
Segrest said the property will feature brick corners with large windows as well as a small food and beverage shop for neighbors and guests to grab a coffee. Alamo Manhattan also plans to build a covered M-Line Trolley stop and improve landscaping around the site. BVK Group serves as the project’s architecture firm.

The development group hopes to make it through the city approval process by the summer. They aim to finish planning and obtain necessary permits by mid-2027.
“We’ve got to get plans and permits in, but we think this is such a good opportunity we’re going to try to get it to market as fast as we can,” Segrest said.
Alamo Manhattan and Dallas-based Cawley Partners announced earlier this year that they acquired the property. The 27,000-square-foot office building was previously owned by Aberfeldy Properties Inc.
Until the property is demolished, Cawley will oversee the office operations.
The pair are partners on other Uptown projects. The duo acquired the 3400 Carlisle office building in 2025. Cawley Partners is overseeing the management and leasing of the building. The five-story, 76,000-square-foot structure was built in 1985.
The property was among Cawley’s latest acquisitions. Late last year, his firm acquired the Harwood No. 1 office building at 2651 N. Harwood St., also known as the old Rolex building. The firm plans to spend $10 million in finish-outs and upgrades, Cawley said.
Cawley Partners is also a co-owner of the Shops at Willow Bend in Plano. The site has been identified as a possible location for a new arena for the Dallas Stars.
