AUSTIN, Texas — Two busy retail lots at the corner of North Lamar Boulevard and West 45th Street – home to an iconic Chili’s, a Starbucks and other shops – are now on the market.
The Chili’s at 45th and Lamar, which has gained internet fame through Reddit threads and jokes, is among two properties newly listed for sale.
According to a CBRE listing, the properties at 4400 N. Lamar Blvd. and 4420 N. Lamar Blvd., where the Chili’s operates, are both available. The listing notes that the Chili’s property includes a ground lease and can be sold together or separately from the neighboring lot.
The Chili’s at 45th and Lamar has become a quirky symbol of Austin pride. Mayor Kirk Watson even proclaimed April 5, 2024, as “Chili’s at 45th and Lamar Day” to honor its place in local lore.
CBRE officials told the Austin Business Journal that the Chili’s site has a long-term ground lease that runs through 2029, with no renewal options.
Next door sit a Starbucks and Chipotle, rounding out one of North Lamar’s busiest corners. While CBRE did not include a sale price, Travis Central Appraisal District records show the Chili’s site is appraised at $3.64 million and the adjacent property at 4400 N. Lamar Blvd. is valued at nearly $5.8 million.
