The new ownership team outlined a strategy to improve the center’s look and offerings

Watters Creek Village, a popular 460,000-square-foot hub in Allen, is now under new ownership. Town Lane, a New York-based real estate investment manager, teamed up with local developer Gillon Property Group (GPG) to acquire the center.

Located along U.S. Highway 75, Watters Creek Village benefits from strong visibility, with more than 200,000 vehicles traveling the corridor each day.

The 46-acre development features approximately 360,000 square feet of retail, with tenants such as Anthropologie, Barnes & Noble and Lululemon. An additional 100,000 square feet is dedicated to boutique office space. Dining options across the property include Vaqueros Texas Bar-B-Q, Fish City Grill, Mi Cocina and several other restaurants that help anchor the center’s day-to-night appeal.

Plans For Upgrades And Community Engagement

The new ownership team outlined a multi-faceted strategy aimed at improving both the center’s look and its offerings. Key initiatives include:


Signage and Wayfinding Improvements: Updating monument signs and internal navigation to make the property more welcoming and easier to explore.
Tenant Mix and Leasing Enhancements: Bringing in high-performing national and regional brands, chef-driven restaurants and experiential retailers that appeal to the area’s affluent shoppers.
Expanded Marketing and Events: Increasing seasonal programming and community-driven events to position Watters Creek as a social and cultural hub for Allen.

With these plans, Watters Creek Village is set to remain a defining destination in the North Dallas corridor, blending retail, dining, office and community experiences under one roof.
