Crandall is a town of about 7,600 residents around 25 miles southeast of Dallas. In March, MovingPlace.com ranked Crandall’s 75114 ZIP code as the No. 2 hottest ZIP code in the country with 11.2 “moves per capita,” therefore making the tiny town the No. 1 hottest ZIP code in Texas as well.
Looking at Redfin, the median sale price for a home in Crandall is listed as $295,000, a 1.2% year-over-year increase. Notably, Crandall saw 18 homes sold this past February, a 28.6% year-over-year increase. Homes, meanwhile, are sitting on the market for a median of 85 days.
The median home price differs on Redfin from what MovingPlace included in its report. The rankings have the median home price as $256,490, with residents owning a median household income of $88,013. MovingPlace pulled data from March, while Redfin’s used data from February, but it’s unclear what, if any, correlation the two reports share.
Regardless, Crandall, like New Braunfels, stands out as a smaller community that Texans are willing to pay to move to in order to escape the big city.
“Its continued presence in the top 10 (three months running) reflects the same pattern seen across the DFW exurbs: buyers priced out of closer-in suburbs are willing to extend their commute in exchange for new construction and sub-$300k price points,” MovingPlace wrote in its report. “The market here is completely driven by inventory.”
