An apartment community developer announced a new $77.8 million project near the Grandscape shopping district on Monday.

JPI, a developer based in Dallas-Fort Worth, is planning to build the Jefferson Grandscape II in The Colony. 

The apartment community, at 5500 Nebraska Furniture Mart Drive, will have five stories and 277 units, according to a news release. The apartment building is expected to open in January 2028.

“After the success of our first phase, we’re thrilled to return to Grandscape, where great restaurants, shops and entertainment come together to create a lifestyle people actually want,” said Mollie Fadule, chief financial and investment officer at JPI, in a statement. 

The apartment community will have 172 one-bedroom units, 86 two-bedroom units, 11 studio units and eight three-bedroom units, according to the news release.

Inside the apartments there will be wood flooring, private patios and balconies, granite countertops and stainless steel kitchen appliances.

The community will have amenities like a sky lounge with an outdoor terrace, courtyards with fire pits and a pool with loungers and sundecks. 

The building will also be connected to an existing parking garage and have a modern masonry facade. 

The $77.8 million project is financed in partnership with Nebraska Furniture Mart and lending support from Quad real. 

The apartment complex is the 124th JPI development in D-FW, Fadule said. 

Other D-FW apartments created by JPI include sites developed under the names Jefferson at the Grove in Frisco, Jefferson Cedar Ridge in Dallas and Jefferson Las Colinas in Irving.
