Residential development in Montgomery County remains steady with more than 2,700 new homes planned, including new projects and the expansion of others.

Affordable housing, cheap land and suburban life continue to push growth outside of Harris County, according to Rice University’s Kinder Institute for Urban Research.

Nine counties make up the Houston metropolitan area: Austin, Brazoria, Chambers, Fort Bend, Galveston, Liberty, Montgomery, San Jacinto and Waller. Combined, those areas saw a net population increase of about 78,000 in 2025. That increase is 2.8% bigger compared to the prior year, according to the institute.

While the number of people moving to Texas slipped in Harris County and slowed in Fort Bend, Montgomery County has seen a steady inflow of domestic residents, according to the Rice report. 

The 2020 census showed Montgomery County had 620,443 residents, and the estimated population for 2025 was more than 750,000.

Here is a rundown of some of the new projects and expansion projects filed by developers since January.

Lexington Heights

Lexington Heights is adding Section 5 to the development near Willis. The new section will bring 89 lots on 21 acres.

Ellison Development is expanding Williams Reserve East in Conroe with Section 2. The expansion will include 260 lots on 50 acres.

Chambers Creek

Chambers Creek, a Del Webb community for people age 55 and up, is moving forward with sections 13 and 14. The expansion will add 123 lots on 38 acres.

Baron Village

Ellison Development is working on Baron Village near Conroe, with Section 1 spanning 31 acres and 207 single-family lots.

Baron Village pays homage to renowned Barons from around the world — such as Baron Kingsale, Baron Dunsany, Baron Louth, and Baron Crofton, according to information from Ellison. 

Two Step Farm is being developed by Oxland Group and feature hundreds of new homes, a dance hall, general store and will embrace nature and farming.

Two Step Farms

Master-planned community Two Step Farms is adding section 9 to the development on FM 1488. The new section will add 116 lots on 30 acres. In 2023, McKinney-based Oxland Group announced the purchase of 1,860 acres for the development that brings country flair, complete with a dance hall, country store and goats for land clearing.

Decker Cove

Decker Cove is a new residential home community by Long Lake Ltd. Located on Decker Prairie Rosehill Road, section 1 will bring 55 lots on 18 acres.

Spring Creek Trails

Spring Creek Trails is adding sections 4, 5 and 8 to the development in Magnolia. The sections in total will bring 236 lots on 65 acres. 

Moore Landing

In Magnolia, Rausch Coleman Homes is developing Moore Landing on 52 acres off FM 1488 near Moore Road. Section 3 will include 109 lots on 18 acres.

Grand Lakes Estates

Grand Lakes Estates is adding Section 13 to its development in Montgomery. The new section will add 148 lots on 200 acres.

Glen Oaks

Glen Oaks is expanding to Section 7 in Magnolia and will add 187 lots on 47.7 acres.

Escondido

Escondido will soon begin construction on Section 8, which will add 100 lots on 20 acres. Escondido is a 150-acre master-planned residential community in Magnolia. Located on historical ranch land, it offers homes from builders such as David Weekley Homes near Lake Conroe and offers amenities such as a future pool, splash pad, and fishing at Lake Kachel.

Woodhavyn

Woodhavyn, a 300-acre development between The Woodlands, Magnolia, and Tomball, is adding Section 3, which will bring 102 lots on 23 acres.

Kresston

Houston real estate firm Johnson Development is developing Kresston, the 3,700-home master-planned community near Texas 249 and FM 1486 in Magnolia. The new Section 15 will add 39 lots on 22 acres.

Marble Creek 

Marble Creek is a new, 81-acre, affordable workforce housing development by Habitat for Humanity Montgomery County, located in Magnolia. 

The community will feature over 200 homes, with construction beginning in spring 2026 and initial move-ins expected by early 2027, focusing on providing homeownership opportunities for local families.

The first section will include 73 lots on 58 acres.

Woodson Reserve

Woodson Reserve, a master planned community off the Grand Parkway in Spring, is adding sections 36 and 37. The expansion will bring 184 lots on 48 acres.

The Highlands

The Highlands, a 2,300-acre master-planned community in Porter, is adding sections 19, 20 and 21. Located near the Grand Parkway and Interstate 69, the new section will add 244 lots on 89 acres of land. The development includes a lazy river and 18-hole golf course. 

Avalon Ridge 

Avalon Ridge in Cut and Shoot is adding Section 2 to the development. It will bring 111 lots on 19.2 acres.

Granger Pointe

Granger Pointe near Texas 242 is expanding with Section 2 adding 56 lots on 9.5 acres. The community is being developed by Meritage Homes and will feature 3-4 bedroom homes.

Madera

Madera, a 1700-acre development near FM 1314 and Texas 242, will expand with Section 2. The project will add 90 lots on 20 acres.

Spring Branch Crossing

Stoecker Corp. is expanding Spring Branch Crossing near Conroe. The project will add 218 lots on 102 acres.

Timbers Edge

Timbers Edge is adding Section 5 to its development near Texas 242. The expansion will add 101 lots on five acres.

Crockett Meadows

Crockett Meadows, near Crockett Martin Road is moving forward with Section 3. The project will add 88 lots on 14 acres.
