It’s no surprise that Texas has become a popular destination for people on the move, and some parts of the Lone Star State are getting more newcomers than others. Three portions of the Austin-area have once again been named one of the most in-demand zip codes in America, according to a new relocation trends report.

MovingPlace ranked the 78701, which covers the city’s urban core like the Texas State Capitol, Sixth Street, high-rise condos and more, the eighth hottest zip code in the country. However, two north Austin-area suburbs are also being recognized for attracting movers.

While Austin had eight moves per capita, Leander, a suburb north of Austin recorded 235 total moves this month and Pflugerville had 229 moves, per the report. This new edition of the MovingPlace report examines March migration data by analyzing almost 500,000 moves made the month prior to find the most popular ZIP code per capita, by overall moves and top trending areas.

To find the hottest zip codes, the report uses a moves per capita metric to highlight the ZIP codes experiencing the most intense migration relative to their population size. This allows smaller or less densely populated areas, like Leander and Pflugerville, with unusually high migration activity to stand out as truly hot ZIP codes, per a release.

In total move volume, Leander was ranked the fourth hottest zip code, driven by its position as one of the Austin metro’s primary new-construction growth zones, the report says. Another attractive factor has been the expansion of the MetroRail line into Leander, which had made transit for Austin commuters.

Leander’s population sits at around 93,399 residents and the median household income is $135,024. The median price for a home in Leander is $453,100.

Pflugerville was ranked the sixth hottest zip code in total move volume, making its first appearance in the national top 10 by volume. The report explains that the city has, “long served as one of the Austin metro’s most accessible entry-level markets, offering new and near-new construction at prices that are increasingly rare inside Austin proper.”

Pflugerville’s population is 118,437 residents and its median household income is $113,205. The median price for a home in Pflugerville is $369,300.

Austin’s appearance in the top 10 for two consecutive months means there is continued demand for urban Austin living even though it’s expensive. While downtown ZIP codes rarely appear in national per capita rankings, Austin’s presence reflects the durability of its appeal to in-migration from other major metros, the report said.

Austin’s population is over 1 million people and the median household income for a resident is $162,168. The median price for an Austin home is $653,600.

Overall,Texas accounts for four of the top 10 per capita ZIP codes and five of the top 10 by total volume, with New Braunfels leading the nation in 281 total moves – the highest count in the top 10 this month.
