A Shug’s Bagels shop is coming to the Arlington Heights section of Camp Bowie Boulevard.
At its April 15 meeting, the Fort Worth Board of Adjustment approved a zoning variance for reduced side-yard setback that was brought on behalf of Shug’s Bagels by representatives of the engineering firm Baird, Hampton & Brown. The board’s approval allows the bagel company’s project to move into the permitting phase.
Currently, two Shug’s Bagels locations are in Dallas where the chain originated, and one in New Orleans. Further expansion is in process, with a shop in Austin opening next month.
The Fort Worth location is slated to open in mid-2027. The offerings include a variety of bagel-based breakfast and lunch sandwiches.
Shug’s founder Justin Shugrue is a Texas transplant from a New York City suburb where he spent his elementary and high school years. After high school, he attended the Cox School of Business at Southern Methodist University and upon graduation made Texas his home.
Missing the bagel and bodega culture of New York, Shugrue created a business plan during his senior year in college for what would eventually become the first Shug’s Bagels in Dallas near the SMU campus.
The Fort Worth shop will be located at 5101 Camp Bowie Blvd., in a triangular lot bounded on the other two sides by Pershing Avenue and Neville Street, in the same spot where the venerable Oasis Liquor store once operated.
Shugrue told the Fort Worth Report that he intends to renovate and expand the existing building on the property and is currently working with the city on an acceptable way to preserve the Oasis sign that is a well-known landmark to westside residents.
“I like to preserve the charm and history of the properties I move into,” Shugrue said.
He said Fort Worth was an obvious next step.
“I relentlessly listen to customer feedback, and a common request I get is to bring Shug’s to Fort Worth,” Shugrue said.

Other Board of Adjustment commercial cases
The board voted to delay a decision for 30 days on a special exception case brought by a representative of Bank OZK for a monument sign with electronic changeable copy at its branch at 4401 Basswood Blvd. The delay allows time for more information to be provided on the display’s intended use.
The board denied two variance requests related to the height and material used to construct a fence around a vacant business property at 5700 E. Lancaster Ave.

The board was informed by city legal counsel that an appeal has been filed in district court for a case they denied at their March 18 meeting for a stealth communication tower proposed at Arlington Heights High School. The board members were instructed to refrain from speaking about the case outside of a formal meeting setting, otherwise they would need to recuse themselves from future deliberations on the topic.
