Across the U.S., rising mortgage rates and high prices are pushing many buyers to the sidelines as the national housing market cools. But around Houston, more suburbs are seeing sales soar as builders offer new homes at prices city buyers can still reach.
These 10 communities surrounding the Greater Houston area are attracting the most buyers, according to a recent report from the Houston Association of Realtors (HAR.com)
West University/Southside Area
Waller has maintained its status as a popular (bougie) community for the third consecutive quarter with a nearly 95 percent increase in home sales compared to the same period in 2024. Nearly 180 homes sold between July and September, most of which-more than 80 percent-were brand new. Even though sales were way up, the average home price in Waller dropped by 13 percent  from last year, down to about $335,000.
In the Crosby area, home sales nearly doubled-a 91 percent  increase compared to last year, making it the second fastest-growing housing market in Houston. West of the Brazos came in third, with sales jumping 87% year over year. Hockley wasn’t far behind with a 76 percent increase in home sales.
Overall, eight of the top communities on HAR’s list have average home prices lower than the average Houston-area home, which is about $442,000-meaning buyers are finding more affordable options in these spots.
“Affordability remains a major motivator for homebuyers,” HAR Chair Shae Cottar with LPT Realty said. “Every corner of our region is seeing steady demand. We’re noticing particularly strong momentum in communities where builders are expanding inventory and where price points align with what today’s buyers can afford.”
