Dallas’ skyline is gearing up for another addition after years of planning. Clover Tower, a 16-story apartment building at Hood and Brown streets, is planning to start construction Nov. 1.
The $40 million building, previously planned to be 32 floors and cost up to $100 million, is part of a significant construction boom in Dallas’ Turtle Creek area. The Dallas Morning News in 2024 reported that more than $2 billion in buildings, including this one, were in the works across 24 projects in Turtle Creek, Uptown and Victory Park.
It’s one of those projects, actually, that helped Clover Tower’s owners decide exactly what they wanted for their facility.
With the Four Seasons Hotel and Residences proposed nearby, Clover Tower owner Luis Gonzalez said he wanted to provide something similarly exclusive but with an easier entry point than buying a condominium outright.
A 32-floor tower would have ended up with too many units, and therefore too much noise, for the higher-end young professional or empty nest clients that Clover is targeting.
“It’s the look and feel and service of the Four Seasons without you owning it,” he told Chron. “Nowadays with big interest rates, the condominiums play … I know very great investors are doing that in Dallas, but I just feel it’s going to be tough. It’s a high price to pay for a condominium, and the people who want to downsize, they want a lower expense.”
The building will offer 54 units at 2,300-square-feet each—an average of just four units per floor. That’s a significant departure from the size of other units in this part of town, Dallas Plan and Zoning Commissioner Melissa Kingston said previously.
The vast majority of housing built in the Turtle Creek part of the city are one-bedrooms or efficiencies, she added. But larger units are needed to improve the diversity of people living in the city.
“I wanted to be set apart from what everyone else is doing…to have something the community realizes is more appealing and exclusive,” Gonzalez said.
