Changes to a small lot in north Fort Worth and a realignment of a Near Southside street drew the most discussion at a recent meeting of the Fort Worth City Plan Commission.
Upon hearing concerns from nearby residents, commissioners approved key waivers to accommodate a cell tower on a small lot in north Fort Worth, and a slight realignment of West Morphy Street on the Near Southside to better accommodate six new single-family townhomes at its April 30 meeting.
The cell tower is proposed for a small triangular lot along the north side of Golden Triangle Boulevard east of Park Vista Boulevard. City staff recommended the commission approve all three waivers sought by the project’s developer.
The waivers would allow the cell tower’s plat to be located on a cul-de-sac in a mixed-use development, include less than the standard 100 feet of frontage road, and receive conditional approval of the final plat when all of the staff’s comments have been addressed.
Narrower piece of West Morphy approved for Near Southside
Commissioners also approved a change to a section of West Morphy Street west of May Street in the Near Southside.
Transportation staff confirmed that on-street parking is already prohibited because of the street’s narrow width. The waiver allows the developer to maintain a 38-foot-wide section, rather than meeting the 50-foot standard, as part of a project to create six single-family townhomes on the block.
The waiver would make the stretch consistent with nearby development patterns, according to city staff and a developer representative.
City staff explained that in neighboring plats, the original 25-foot street width had already been increased to 38 feet and that this request aligns with that pattern.
Although public comments raised broader concerns about parking and congestion in the area, commissioners said those issues fall outside the scope of the specific request, which focused solely on street-design standards.
Street realignment moves forward
Commissioners also unanimously recommended approval of vacating a right-of-way along Currie and Weisenberger streets in City Council District 9. The change will align mismatched street widths created decades ago and allow for more consistent development of single-family townhomes.
Church annexation advances
In a final action, the commission recommended approval of an annexation request for Holy Redeemer Catholic Parish in Parker County. The move will align the property’s future land-use designation with its longstanding use as a church, despite inconsistencies with the city’s current comprehensive plan.
