LGI Homes announced plans for Cypress Trails, a new community near Waller-Tomball Road and Bauer Road in Hockley, Texas. The development, located roughly 38 miles from downtown Houston near the Grand Parkway, is expected to include homes starting around $250,000.
According to the homebuilder, the neighborhood will also feature floor plans ranging from two-bedroom villas to five-bedroom homes spanning nearly 3,000 square feet.
“We chose this location due to its close proximity to jobs, shopping and recreational amenities, along with the excellent accessibility provided by the Grand Parkway and nearby highways,” Pat Vedra, LGI’s regional vice president of land acquisitions and development, said in a statement. “This location offers homebuyers the opportunity to enjoy a welcoming neighborhood in an area where demand continues to grow.”
The Cypress Trails master plan includes two parks, walking trails and recreational amenities such as pickleball courts, playgrounds, fitness stations and picnic areas.
LGI Homes reported 881 closings during the first quarter of 2026, down nearly 12 percent compared to the same period last year as affordability concerns and broader economic uncertainty continue weighing on buyers.
Still, developers appear confident demand for Houston-area suburban growth remains strong—especially in places where buyers can still find relatively attainable new construction near major highways and job centers.
In other words, as housing costs continue reshaping where Texans choose to live, it’s increasingly communities on Houston’s outer edges that are absorbing much of the region’s growth.
