CrownPoint Partners has completed the $17 million sale of a freestanding emergency center and micro hospital in Lubbock, Texas, adding to continued investor demand for healthcare real estate assets backed by long-term leases and essential medical services.

The property includes an 18,776-square-foot healthcare facility on approximately 2.28 acres in Southwest Lubbock. CrownPoint Partners, working in association with Parasell Inc., represented the seller in the transaction, which closed 32 days after going under contract.

The facility is leased under a 20-year absolute triple-net lease with annual rent escalations of 2%, a structure that continues to appeal to private and institutional investors seeking predictable income streams with limited landlord responsibilities.

Located within a growing commercial and residential corridor in Southwest Lubbock, the property benefits from strong visibility and access to major transportation routes. The facility operates as a freestanding emergency center and micro hospital offering 24-hour emergency care, diagnostic imaging, and laboratory services.

Don Bingham III, managing partner and co-founder of CrownPoint Partners, said the combination of healthcare use, long-term lease stability, and market fundamentals generated significant investor interest during the sales process.

Healthcare real estate — particularly outpatient facilities, emergency centers, and micro hospitals — has remained an active segment of the net lease investment market as investors continue to prioritize recession-resistant property types tied to essential services. Long-duration leases with built-in rent increases have also become increasingly attractive amid broader market volatility and higher financing costs.

Micro hospitals and standalone emergency facilities have expanded across growth markets in Texas over the past decade, driven by population growth, suburban expansion, and demand for localized acute-care access outside traditional hospital campuses. Investors have increasingly viewed these assets as a hybrid between healthcare infrastructure and stable income-producing real estate.

CrownPoint Partners specializes in net lease and sale-leaseback transactions and operates offices in West Palm Beach, Florida, and Newport Beach, California.
