A Dallas real estate investment and development firm is continuing its northeast Dallas buying spree.

Vijay Borra’s DFW Land purchased 8020 Park Lane, a 120,923-square-foot Class A office property located within The Shops at Park Lane mixed-use district. The move comes after DFW Land’s prior acquisition of the nearby 8070 and 8080 Park Lane properties, which total nearly 231,000 square feet.

Originally constructed in 2015, 8020 Park Lane is 100% leased to Energy Transfer LP. Newmark Capital Markets vice chairmen Chris Murphy, Gary Carr and Robert Hill as well as director Austin Sheahan represented the seller, Northwood Investors, in the transaction. Senior managing director Andrew Porteous of Newmark’s Debt and Structured Finance group, along with vice chairman Clint Frease, senior managing director Chris McColpin and director Josh Francis, arranged the financing on behalf of DFW Land.

Financial terms of the deal were not disclosed. The move gives the Dallas-based firm roughly 350,000 square feet of office space within a central location in the metro.

“Expanding our presence at Park Lane was a natural next step as we continue to grow our portfolio in high-quality, mixed-use locations,” Borra said in a statement. “8020 Park Lane adds a best-in-class, stabilized asset with strong tenancy and further reinforces our long-term commitment to this submarket.”

First America Homes, the homebuilding division of the Texas real estate developer The Signorelli Co., is adding D-FW to its portfolio. D-FW’s market conditions presented a compelling opportunity, said Danny Signorelli, founder and CEO of The Signorelli Co.

“After evaluating Dallas-Fort Worth for several years, we believe the timing is right to expand,” Signorelli said in a news release. “Our financial strength and long-term perspective allow us to capitalize on strategic opportunities while helping industry partners right-size their positions.”
