Johnson Development announced Thursday that pre-sales and model homes are underway at The George, a new master-planned community planned for roughly 4,000 homes on former George Ranch land in Fort Bend County.
The project sits on approximately 1,500 acres purchased from the George Foundation, the charitable organization that oversees the 20,000-acre George Ranch, one of Texas’ oldest continuously operating ranches. As Chron previously reported, the land sale marked a major shift for a property whose history dates back to 1824.
Located near Ricefield Road and Benton Road in Richmond, about 30 miles southwest of downtown Houston, The George is expected to add thousands of homes to one of the region’s fastest-growing areas.
According to Johnson Development, the first phase will include more than 300 homes, with several builders already offering pre-sales. Home prices currently range from the $360,000s to the low $600,000s, with floor plans spanning roughly 1,600 to 4,300 square feet.
“There’s incredible momentum building at The George,” Derek Goff, vice president and general manager of The George, said in a statement. “With pre-sales underway and model homes taking shape, future residents can finally begin to experience the vision we’ve worked so hard to bring to life.”
The development joins a growing list of large-scale housing projects reshaping Fort Bend County, including nearby Austin Point, which is also expected to add thousands of homes in the coming years.
While the community represents a new chapter for the land, developers say The George was designed to reflect the property’s history and legacy.
The George is also expected to include future amenities, additional homebuilders and a future elementary school site purchased by Lamar Consolidated ISD.
