An almost $30 million redevelopment of a historic shopping strip, more commerical space at the Domain and proof that Austin is still keeping it weird are among the construction and development projects underway around the metro area.
The projects are among recent filings with the Texas Department of Licensing and Regulation, which regulates a wide range of industries in Texas, from laser hair removal providers to the Texas Lottery, and tracks construction, renovation and demolition work when estimated costs exceed $50,000 and accessibility review is required.
Austin’s billion-dollar projects tend to grab the headlines, but smaller developments can say just as much about where growth is headed. Here are several Austin-area projects to watch:
Twin Oaks Ridge Redevelopment
Designed by Minneapolis-based ESG Architecture & Design, Inc., this redevelopment of the commercial area near aerospace manufacturer CesiumAstro is expected to break ground in October 2026. Plans include 300,000 square feet of residential space, nearly double that in office space and 25,000 square feet dedicated to retail.

Switch Data Center
AI data center developer Switch will break ground on a new 72,600-square-foot data center building at its The Rock campus in Round Rock. First announced in 2021, Switch’s The Rock is an 185-megawatt campus next to Dell Technologies Inc. The new building will cost $20 million, according to filings, and is expected to be completed in 2028.

Sun Chase Phase 2
Located right between Circuit of the Americas and the Tesla gigafactory on the Travis/Bastrop county line, Travis County commissioners initially approved the contract for this development in 2024, according to county records. The project, split between Section 1 and Section 2, includes a combined 121 acres for single-family development and utility infrastructure, according to TDLR filings.
Real estate publication The Real Deal reported Section 1 plans for 263 homes. Sun Chase phase 2 broke ground last September and is expected to be completed by September 2028.

One of the Kids Therapy Center
A new nearly 11,000-square-foot therapy facility for children with autism is scheduled to come to Leander in summer 2027, according to TDLR filings. Specializing in Applied Behavior Analysis, a type of therapy that “uses changes in the (environment)” to change behavior, according to the company’s website.
One of the Kids already has two locations in Austin, one in South Austin and another in Cedar Park. The organization also offers speech and occupational therapies as well as family support.

Domain 9.5
More development is coming to North Austin near the Domain, according to a licensing filing tied to Domain 10, an office development at 11815 Alterra Parkway.
The filing describes a $7 million project that includes a two-story facade for four tenants, along with parking. The owners are listed as TR Domain 10 LLC and Cousins Properties Inc. The owners did not immediately respond to requests for comment.

Williamson County Retail Centers
Two new retail centers are coming to Williamson County, adding up to $6 million collectively.
Frisco-based Republic Trails LLC plans three commercial buildings, with construction valued at $1 million each, in Leander ranging from 5,000 square feet up to 9,200 square feet, according to filings. In Liberty Hill, Texas, OASIS29 LLC filed for two retail buildings at $1.5 million each. Construction for Republic Trails in Leander is expected to be complete November 2026 while Liberty Hill retail is finishing up around summer 2027.

Elm Grove Business Park
Six office buildings in the Buda area, totaling $2 million are expected to break ground July 1, completing construction by February 2027, according to TDLR filings. There is no listed tenant on the filing. The total square footage – 29,700 square feet – will be spread across the buildings, according to the filings.
The owner listed on the filing declined to comment further.

Weirdo
A complete remodel of an old gas station at 1800 Burton Drive, simply titled “Weirdo,” initially appeared in filings in 2024 is expected to be completed by October.
Part of a small chain of gas stations and convenience stores, Weirdo sells various necessities and novelties, including local Zilker beer, Korean drink pouches and THC drinks, according to the store’s Instagram page.
