EL PASO COUNTY, Colo. (KKTV) – El Paso County recieved a request from a company tied to Buc-ee’s to determine if it meets Convenience Store zoning qualifications.
The County said that Buc-ee’s is asking the county to decide if their proposed land use would be classified as a Convenience Store, or similar enough to a Convenience Store to be considered a permitted use within the C-1 zone district under the county’s current land development code.
The decision determines whether the proposed store would be allowed under the County Land Development Code.
County officials stressed that this determination does not approve any construction, commercial activity or site development plan for the site.
In late April, Buc-ee’s EPCO, LLC bought land near I-25 and County Line Road for more than $10 million, according to records from El Paso County. The land is in the same area that Buc-ee’s had been eyeing for more than a year, following an annexation effort and a property line change.
County officials said the Planning and Community Development Director would make the official decision of if Buc-ee’s is considered to be a Convenience Store. The director can also defer the decision to the Board of County Commissioners.
If what Buc-ee’s would build lines up with the county zoning for the land, any future approvals of possible construction or a site development plan would be administrative.
The decision can reportedly take up to 14 business days. A written response and determination will be issued when the decision comes.
