Central Texas is growing, with more retail, housing, and entertainment centers underway in the region as of summer 2026. The latest companies capitalizing on the construction boom are investing in Kyle, a suburb just under 60 miles from San Antonio.

DICK’s Sporting Goods (abbreviated DICK’S) is one of two businesses breaking ground in Kyle Park next month. The chain will anchor a 101-acre mixed-use development at 255 Kyle Park Avenue, with its store in Suite 1000. City leaders have described the hub as an emerging lifestyle destination along the I-35 corridor. 

As one of Academy Sports + Outdoors’ biggest rivals, DICK’S differentiates itself by operating more U.S. locations and carrying a few more luxury labels, such as HOKA and Lululemon. It’s also launched concepts such as Golf Galaxy Performance Center (Austin), which offers golf lessons, repairs, and apparel, as well as DICK’S House of Sport (San Antonio), which features a soccer field, multiple golf bays, and a baseball cage.

The Kyle location will span more than 50,019 square feet, according to the TDLR report, and cost project representatives roughly $16.4 million to build. It won’t be the only tenant to begin construction. California-headquartered Boot Barn, a Western wear retailer, also plans to break ground on Wednesday, July 1, according to recent filings with the Texas Department of Licensing and Regulation.

Boot Barn will occupy a little over 50,000 square feet in Suite 300, potentially neighboring T.J. Maxx and Barnes & Noble, two of the dozen or so shops also planned for the land. Crews should finish tasks at both suites by September 2027. It will cost roughly $16.4 million to build.

Houston native Jeff Knowles is listed as the owner of both properties in online state records. Knowles, a Baylor University graduate, according to LinkedIn, is the chief investment officer of commercial real estate firm Transwestern Development Company, L.L.C., which a spokesperson confirmed is developing the Kyle Park project alongside Houston’s NewQuest Properties. 

“Our goal is to create a vibrant destination where people want to gather, shop and spend time – and Kyle Park will deliver exactly that,” Senior Vice President/Development Partner of NewQuest Properties Andrew Alvis said in a news release.

MySA reached out to NewQuest Properties for more information about the grand opening timeline but did not hear back in time for publication.

Kyle City Council approved the project in December 2023. Upon completion, the project will provide 800 full-time jobs and generate at least $2.5 million in sales tax revenue, according to a February 2026 city press release. Other stores confirmed for the site are as follows:
