California-based Schumacher Interests is transforming 112 acres at UTSA Boulevard and University Pass in Northwest San Antonio into The Merc, a new $350 million mixed-use district. It eventually will feature more than 200,000 square feet of retail space and 950 apartment units with two more complexes on the horizon.
The lifestyle development will be anchored by outdoor amenities including a Jack Nicklaus III-backed golf course, pickleball courts, an ice house and a trailhead connecting directly to the nearby Leon Creek Greenway.
The initial phase of construction, expected to be completed before the end of 2026, will feature an 8-acre retail centerpiece with three buildings totaling 35,000 square feet.
