A small lot on Municipal Avenue will be rezoned from light industrial to single-family residential, marking its return to residential use after more than 50 years.

The Plano Planning and Zoning Commission approved the rezoning request Nov. 3 for the 0.2-acre property at 80 feet north of 12th Street.

The site, which has housed commercial businesses since at least 1974, is currently occupied by a service contractor business. The owner is retiring and plans to convert the property back to a single-family home.

A single-family residence was built on the property in 1953, but the city zoned it for industrial use in 1956 as part of its original zoning ordinance. The property was rezoned to light industrial in 1964.

Building permits show the first commercial use — furniture display and storage — began in 1974. The current service contractor business has operated there since 2008.

The rezoning to Single-Family Residence-6 aligns with neighboring properties to the south and east, which are part of the Vendome neighborhood and already carry SF-6 zoning. Two adjacent properties at 1201 and 1203 12th Street were rezoned from industrial to SF-6 in 2015.

City staff recommended approval, citing the request’s conformance with the Silver Line Station Areas Plan adopted in 2025. The property falls within the Transit Residential Village development type, which emphasizes single-family uses and preserving the Vendome neighborhood’s residential character.

The site is within the Expressway Corridor Overlay District and near the planned 12th Street station on the 26-mile Silver Line commuter rail corridor.
