Nearly 1,000 more homes are coming to Waller as one of the Houston area’s booming suburban frontiers continues to attract developers looking for cheaper land and homebuyers searching for cheaper homes.
A 429-acre community called Wildrye North is planned along the U.S. 290 corridor, where developers say demand for new homes remains strong amid rapid population growth and continued expansion northwest of Houston. 998 homes are expected to be brought to the area, located about 45 miles northwest of downtown Houston near Stokes and Castle roads; the community will be built in three phases, with finished lots sold to national homebuilders. About 300 lots are already under contract, according to the developer.
The project adds to a wave of large residential developments reshaping Waller County, where thousands of homes are either planned or under construction as builders chase affordability outside Harris County.
The homebuilders for Wildrye North have not yet been announced, though neighboring Wildrye includes builders such as Ashton Woods Homes, Chesmar Homes, Highland Homes, Drees Custom Homes, M/I Homes, DRB Homes and Castlerock Communities.
Wildrye North is the latest in a string of major housing developments announced for Waller County. Earlier this year, developers unveiled Windy Hill, a 5,000-acre community expected to include about 7,000 homes, while The Commons will bring another 1,300-acre master-planned community to the area.
Waller County has also drawn attention as one of the most affordable places to buy a home in the Houston metro, making it an increasingly attractive option for buyers willing to trade a longer commute for lower housing costs.
