Uptown’s tallest completed tower, 23Springs, is nearly full after three tenants took substantial office space, bringing occupancy at the 26-story high-rise to 93%.
Owners Granite Properties and Highwoods Properties said Tuesday that international law firm King & Spalding, Prudential Financial’s PGIM, and a confidential AI tenant signed three leases totaling more than 108,000 square feet.
King & Spalding will double its office footprint in Dallas with the move, taking nearly 53,000 square feet. The law firm will take the building’s 12th and 13th floors. King & Spalding is expected to move into 23Springs in the second quarter of 2027. The law firm currently offices at 2601 Olive St. Tom Sutherland and Ryan Hoopes of Cushman & Wakefield represented King & Spalding.
PGIM, the global asset management business of Prudential Financial, signed a lease for nearly 16,500 square feet that covers a portion of the 11th floor. PGIM is expected to move into the tower in April 2027. Rachel Gorney and Scott Hage of JLL represented PGIM. Recent state filings show estimated construction costs for Prudential’s space total $2.58 million.
The move is part of Prudential’s plan to shift its Dallas office footprint. Additional filings with the Texas Department of Licensing and Regulation show the firm also plans to occupy roughly 21,000 square feet of space on the 34th floor of downtown’s Trammell Crow Center, a 50-story tower built in the 1980s.
Prudential plans to spend $4.18 million on the interior remodel. Prudential currently occupies space at 2100 and 2200 Ross Ave. in downtown Dallas.
The confidential AI tenant leased more than 38,800 square feet, which covers all of the 21st floor and half of the 22nd. Jayme Schutt and Jason Dodson of JLL represented the tenant.
Granite’s in-house leasing team of Robert Jimenez, Burson Holman and Elizabeth Fortado represented the owners.
The development is a joint venture between Dallas developer and investor Granite Properties and its equity partner Highwoods Properties, a publicly traded real estate investment trust based in Raleigh, North Carolina.
