A 33.3-acre stretch of land near 76th Street and Alcove Avenue — currently zoned for single-family homes — could soon be rezoned for General Industrial use, and that’s just one of ten zone change requests heading before Lubbock‘s Planning and Zoning Commission.

Ten properties across four council districts are up for rezoning, with proposals ranging from converting commercial land to single-family subdivisions to pushing heavy and industrial zoning into areas currently mapped for residential use.

The commission makes recommendations; City Council has final say. Details on all ten cases are posted in the Planning and Zoning Commission agenda. The meeting is scheduled for August 4 at 6 p.m. in Citizens Tower Council Chambers at 1314 Avenue K.

The largest case: industrial zoning near 76th Street

The biggest acreage request is Zone Case 3559, filed by Hugo Reed and Associates for Loop 88, LLC.

The request would flip 33.3 acres at 7401 Alcove Avenue — just north of 76th Street — from low-density single-family zoning to General Industrial (GI).

That’s a major land-use shift: GI is among the most intensive zoning categories, and neighbors concerned about what the change could mean for traffic, noise, or the character of the area can speak at the public hearing.

Commercial and high-density bids in District 5

District 5 has the most active docket. PlainsCapital Bank is behind Zone Case 3557, seeking to rezone 15.536 acres at 6714 104th Street — north of 104th and west of Milwaukee Avenue — from single-family to Auto-Urban Commercial.

Zone Case 3558, filed by Rasmussen Development for landowner Timothy Mandrell, would rezone 1.85 acres at 6620 110th Street from single-family to High Density Residential.

Also in District 5, Zone Case 2538-TT would convert 2.957 acres at 7515 34th Street from single-family to Neighborhood Commercial — adding commercial uses just east of Alcove Avenue at 34th Street.

Two large tracts going residential

Not every case pushes toward more intensity. Two of the larger requests would bring residential zoning to land currently mapped commercial.

Betenbough Homes, LLC is requesting to rezone 40.53 acres at 8101 4th Street — south of 4th and west of Alcove Avenue — from Auto-Urban Commercial to low-density single-family (SF-2).

West Texas Land Guys is making a similar move at 2820 North University Avenue, asking to convert 7.61 acres from Auto-Urban Commercial to SF-2. That property sits east of University Avenue and north of Drake Street, in District 1.

Other cases on the docket

In District 4, Craig Ray Custom Homes wants to shift 1.723 acres at 14002 Quaker Avenue — near 139th Street — from Office zoning to Neighborhood Commercial. In District 6, Zone Case 2538-RR would rezone 2.5 acres at 7509 and 7513 19th Street from single-family to Heavy Commercial near Wausau Avenue, while Zone Case 1864-J seeks an Office designation for a parcel at 3418 La Salle Avenue, converting it from Medium Density Residential. One case — a request involving property at 1501 Marshall Street — was withdrawn before the meeting.
