Located about 30 miles west of Austin, Miller Creek Vista Ranch has hit the market for $21.4 million, according to a news release from listing agency West & Swope Ranches. The property is being offered for sale as a whole or as two separate ranches.

The ranchland has been owned by the same family since the 1950s and is now up for sale as development continues pushing west of Austin, according to the Austin Business Journal.

It’s a live-water property with roughly 4,400 feet along both sides of spring-fed Miller Creek, plus 200 feet of elevation change, mature live oaks, native pasture and panoramic Hill Country views.
“It’s becoming increasingly difficult to find a property of this size with year-round live water this close to Austin,” Louie Swope, broker and owner of West and Swope Ranches, said in the release.

It’s not just the original structures that tie the property to Texas history.

In the 1870s, the land was home to legendary cattlemen William, John and Abner Blocker, who used it to “rope wild Longhorns and stage historic cattle drives along the Great Western Trail,” according to the release.
John Blocker later became the first president of the Old Time Trail Drivers Association of Texas, while the family is credited with inventing the “Blocker Loop,” a brush-roping technique used by cowboys across the country.
