Summer temperatures aren’t the only scorchers here in Central Texas. Buyers in the market for a new home in the Austin area have plenty of hot options to choose from, as new data uncovers which neighborhoods and communities have recorded the largest jumps in home sales this summer.

Data analysis from Homes.com and CoStar shared with MySA detailed the 25 best performing neighborhoods in and around Austin based on sales closing this July versus July 2025. Each of the neighborhoods included in the Top 10 reported on home sales climbing more than 100% during the one-year reporting period, coming at a time when Austin’s real estate market is saturated with inventory and prospective buyers have ample choices.

At the top? Austin’s Apache Shores neighborhood, located roughly 14 miles northwest of Austin, cinched the top honor with a whopping 450% increase in home sales between July 2025 (two home sale closings) and July 2026 (11 home sale closings). Nestled along the shores of Lake Austin, Apache Shores’ community highlights include area parks and hiking trails, a disc golf course and private boat ramps, with the average home value recorded at almost $681,000, per homes.com.

Coming in second, Austin’s Brentwood neighborhood top home silver courtesy a 220% increase in home sales across the one-year timespan (five closings in July 2025 versus 16 closings in July 2026, respectively). The Brentwood area is situated in North Central Austin between Burnet Road, North Lamar Boulevard, 45th Street and Justin Lane. Approximately six miles north of downtown, the neighborhood is noted for its ample tree foliage, mid-20th century bungalows and local restaurants and businesses, with an average home value reported at $747,612, as reported by homes.com.

Rounding out the podium, the bronze went to Pflugerville’s Upper Westside neighborhood, with a 166.7% jump in home sales from July 2025 (three closings) and last month (eight closings). South of State Highway 45, the area comprises master-planned communities and greenbelt trails, with an average home sale of $392,000, according to homes.com data.
