Dallas property investment and development giant Crow Holdings aims to raise $3.25 billion for a new real estate investment fund, which would be its largest ever.

Crow Holdings has already raised nearly $1.1 billion from 49 investors, according to an Aug. 24 filing with the U.S. Securities and Exchange Commission.

The investment pool, Crow Holdings Realty Partners XI, L.P., is the latest in the firm’s series of value-add funds devoted to improving multifamily, industrial and specialty properties.

If Crow Holdings meets its goal, the fund will surpass its predecessor. Crow Holdings Realty Partners X closed at $3.1 billion in commitments in 2024, with much of that coming from previous investors in Crow Holdings. The total amount of commitments represented an $800 million increase from the series’ previous iteration. 

Crow Holdings Realty Partners X also secured an additional $600 million in equity capital through co-investing agreements with other entities, pushing the total potential up to $3.7 billion. 

A spokesperson for Crow Holdings declined to comment.

Crow Holdings has $35 billion in assets under management, with an investment-management arm that manages pooled investments in properties and a development arm that builds multifamily, industrial and office buildings across the U.S. Crow Holdings Capital has $20 billion in assets under management.

The firm is owned by the Crow family. Crow Holdings owns and is based in Dallas’ Old Parkland, a historic campus that houses the city’s most prominent investors and family offices.
