Just northwest of Houston, one of America’s fastest-growing counties is preparing to welcome more than 1,000 new neighbors.
A Columbus, Ohio-based home developer, M/I Homes, recently acquired roughly 230 acres near Waller, according to a recent news release. A 600-home development will take shape onsite.

Known as Sandhill Reserve, the community will ultimately feature roughly 1,130 homes in total. In addition to M/I Homes’ 600-home development in the south, AQU Capital’s development company, Avani Communities, will develop another 530 homes in the northern portion, according to the Houston Business Journal.
“This is an exciting opportunity in a growing area of Houston that is a meaningful addition to our portfolio of self-developed communities,” Jay McManus, Houston division president for M/I Homes, said in the release. “With good access, a solid school district and affordable home prices, Waller has become a popular destination for home buyers.”

“Sandhill Reserve will strike the right balance of upscale amenities and the ‘know-your-neighbors’ charm of a smaller community,” McManus said.
The first phase of 180 lots will offer a mix of 40, 50 and 60-foot properties. Home sales are expected to begin in late spring 2027, featuring farmhouse exterior designs. Pricing has yet to be established.
In addition to the 600 homes, M/I Homes’ plans call for pickleball courts, covered shade structures, playgrounds, pocket parks, ponds, open green space and walking trails.
“Residents in the M/I Homes-developed portion of the community will also have access to other Sandhill Reserve amenities, including a clubhouse, resort-style pool, playground, parks, ponds, open green space and trails,” the release reads.
