Work is under way on an apartment project in Fort Worth’s Hemphill corridor.

In 2023, as residents debated a potential zoning change that could have brought townhomes to Hemphill Street, a project dubbed “Livano Victory Forest” at 3320 Hemphill St. moved through state and city approval processes.

The $65 million project would have had 357 units, according to state filings — but those plans have been scrapped in favor of a new development.

Pivotal Residential, an Alabama-based real estate investment firm, purchased the land in 2025, according to a representative for the company, and broke ground on a new market-rate apartment complex in June. The development will be titled “Sorella.”

The Fort Worth City Council approved a tax abatement agreement for the former developer, Alabama-based LIV Developments, which planned to invest $72 million in the development.

LIV Developments never purchased the land from the Sisters of St. Mary of Namur, western province.

The site is next door to the Maren Grove affordable housing apartments that recently opened inside the former Our Lady of the Victory Academy building at 801 W. Shaw St.

There will be 348 apartments in the Sorella complex, according to the developer. Pivotal does not plan to seek a tax break for the project.

Pivotal has a project in Grand Prairie, called the Casona apartments. The Hemphill apartments will be designed to fit the character of south Fort Worth, according to the developer.

Apartments are expected to be available to rent in late 2027.
